Mortgage Rates Are Dropping — Here's What It Means for You

Good news on the rate front. After hitting a nine-month high just two weeks ago, mortgage rates have been trending down. The 30-year fixed rate closed last week at 6.59% — the lowest reading since mid-May — driven largely by progress on a U.S.-Iran peace deal calming bond markets.

Rates aren't low by any stretch, but the trend is moving in the right direction.

On the inflation side, April's PCE data came in firm, with the headline rate rising to 3.8% — its highest since May 2023. The Fed is expected to stay put, with markets not pricing in any rate move until late 2026 at the earliest.


Consumer confidence dipped in May as rising prices weighed on household outlooks, with many Americans cutting back on spending and delaying major purchases.

New home sales also softened in April, falling 6.2% from March and 11.3% year-over-year. Inventory is growing, giving buyers a bit more breathing room heading into summer.


The bottom line? Rates are improving, inventory is building, and competition is cooling. For buyers and sellers who've been waiting — the window is opening.
